The value of finishing a basement cannot be overstated. If your basement is completely unfinished, you create a substantial value add to have it dry-walled, and possibly plumed for use. Especially in the Denver area where home prices are high and family-oriented buyers are purchasing smaller homes, finishing the basement could mean a substantial increase in sales price if you ever go to sell your home. A finished basement can also maximize space, turning unused areas into functional living dens.
Basements have the distinct advantage of being quiet spaces, lending themselves for particular activities: loud game rooms, kids play areas (where toys do not always need to be neatly organized), movie-watching, and exercise spaces. Some family members may also prefer the privacy and seclusion of having a room in the downstairs basement. In decades past, finished basements served as excellent areas for growing teens to have a safe place to host their friends instead of going out.
We use the word "finishing" when we turn an unfinished basement into a livable space. But perhaps your basement is already finished and you want to do more with it. Colorado is a state where a majority of houses have basement foundations. Many people in Denver already have finished basements but are wanting to make them more useable. If your basement is already finished and you want to do more with it, there are several ways a basement remodel can maximize your space:
More recently, due to the housing shortages and the change by municipalities in Colorado to the rental laws, many people are choosing to rent out their basements either as AirBnb units or long-term rentals. For seniors and many on fixed incomes, this can be a wonderful blessing where, in a short time, you can recover the cost of your basement remodel. Denver, Englewood and many other cities have broadened the ability for property owners to create flexible rentals within their homes (of course, please check your local regulations).
A basement renovation can often include:
This may seem like a daunting list, but the work can yield excellent results. I will ensure that we maximize your space with the least amount of cost. Have a small basement? Never underestimate what can be done! See some of my projects below for inspiration!
This basement in Greeley CO was a very small and narrow space. The HVAC was taking up about 30% of the usable space, and it seemed like there was little to do. However, with some careful design, we were able to add an under-the-stairway storage closet, a large office or bedroom area, and a fully functional bathroom with corner shower!.
When we began on this metro Denver house, the basement was already framed and roughed in. However, again with some careful thought and design, we maximized the existing finish to create 3 additional rooms, a full 4/4 bathroom with tub, several closets and even room to spare for a large HVAC/storage closet.
This Littleton home already had a finished basement but needed a nice remodel. Instead of going too expensive, here we upgraded the doors, interior paint and painted the existing fireplace for an aesthetic feel.
This will depend in large part on what is currently existing in your basement. For remodels where frame and rough-in are already in place, it can take as little as 60-90 days. For a full basement finishing, adding frame and plumbing, this can take 3-6 months and may depend on permit approvals.
Going from unfinished to finished will absolutely and greatly increase your home value. At the same time, adding a bathroom to an already finished basement can also the same.
No, not at all. Lower ceiling heights often mean we need to cut down doors and frame properly, however it is very common not to have 8ft ceilings in basements. Often we will find that a basement will have an 8ft ceiling but plumbing or air vents will lower the ceiling in some locations. This is okay too, and we will create framing boxes around these structures to ensure we minimize as much as possible the space they take up.
